Rehabbing a 90 year old House--The Formal Living Room

Much like the other rooms in the house this one had beige pinkish walls and was chock full of heavy custom drapes and yards of sheers in pink.  The floors were in ok shape so we just cleaned them good.   It had a fabulous fire place with an old ceramic gas insert.  There's been no natural gas on this house in decades but the fireplace is beautiful and a great accent piece for the room.  Original hardware, transom windows and the cutest little built in shelf were available for us.

We matched this room to the formal dining room using Sherwin Williams Natural Tan on the walls and Sherwin Williams Polished Mahogany on the trim.

New old furniture and some family heirlooms that include his Great Granny's hand crocheted doilys and milk glass lamp and Great Grandma's Westward Expansion Picture really complete this space.  AND we found the perfect space for a Christmas Tree right in front of the street facing windows.

And once again, we were able to bring out fabulous detail using a bit a paint and new curtains.

And the new view out of the front door is perfect.  Can't wait to help him host Trick-or-Treat and Christmas Dinner!

We've only got the Master Suite left to complete, but that is going to have to wait a few months . . .at least until it cools off some down here.

Rehabbing a 90 Year Old House--The Dining Room

Dining Rooms have always held a special fascination for me.  They evoke memories of MawMaw and Holidays, and Family.  I had High Hopes for this dining room and was not disappointed.

 

At least this room didn't have shag carpet to remove.  The original hardwood floors may show some wear and tear but a few passes with Murphy's Oil Soap solution and they look great.  What it did have was YARDS AND YARDS AND YARDS of drapes and shears in Pink of course. 

The french door hardware and chandelier  in this room was more Art Deco than craftsman bungalow, but it is original and beautiful.

The walls are painted Sherwin Williams Natural Tan and the trim is Sherwin Williams Polished Mahogany.  Once we removed the drapery, we found that the master bedroom addition blocked the view from the dining room, so I ordered more of the Craftsman pattern stained glass window cling and went to town creating a beautiful backdrop for the room.

A great rug from my cousin Lydia and some terrific used furniture we found at Deal's Furniture Outlet, a Mirror over the sideboard, 2 crystal lamps that Grandma found at the thrift store for $4.00--YES $4.00!!!!  (Shop those Thrift Stores) and this room is ready to help us make more memories.  

The closets that framed out the window seats (not original but provides much needed storage space, so it stays) had cheap 1970s brass hardware.  We changed that for white porcelain and replaced all the switch and outlet covers with aged bronze covers. 

Can't wait for Thanksgiving and Christmas!!!!

Rehabbing a 90 year old house--The Kitchen & Breakfast Room

Kitchens are often the hardest and most expensive rooms to renovate.  This kitchen has 1980 cabinets and flowered wallpaper.  I wanted to paint the cabinets and put on craftsman style pulls, but Lee said he liked them the way they were. 

 We used the same "custom" green wall color that we used in the bathroom and Sherwin Williams Ice Cube on the trim and doors.  Changed the light fixtures, new floor covering, and some great decorations brightened up the space making it much more inviting.   The original Chime door bell is still in place.  Only one chime is working but, I understand that it can be fixed.  THE DETAILS!!!!  💓

Rehabbing a 90 Year old House--The Den

All three of us have been SUPER busy with our paying gigs.  Between that and searching for furniture and decor that fits in the VERY limited budget we are working with, things having been moving along at much slower pace.

We have finished the den which our son uses as his main living room.

At least this one wasn't pink or mint green, but we still have shag carpet under which was a hardwood floor with wonderfully beautiful character.

We think at one time this room was possibly the back porch that was closed in.  There is definitely an exterior light fixture that appears to be original on an interior wall.   We decided to paint it a contrasting color so that it garnered more attention that when it was painted the same color as the wall.

We painted this room with the same Oyster Bay walls and Ice Cube trim that we are using the in the bedrooms.  I made the "Chalk Board"  book quote pictures which tied everything in here together nicely.

We have a  touch ups on a few more rooms to complete stay tuned for more updates in the next couple of weeks.
